membership association, referred to as the “Homeowners Association” (HOA).
Homeowners in this type of association generally own their land and the
house itself, including the walls, floors, ceilings, etc.
The Board of Directors for these associations are typically responsible
for maintaining and repairing the common areas of the community, such as
tennis courts, swimming pools, basketball courts, gatehouses, road and
other open space areas that are used by all residents. Individual owners,
on the other hand, are responsible for maintaining their own dwelling and
landscaping, including painting and maintenance to the roof and structure
of the home. However, the homeowners association may even have control
over how you do your own maintenance. For example, they may place

Examples would include tree, sidewalk or mailbox maintenance, where the association would budget accordingly to provide for the repairs and replacement of these items. State statutes for homeowners associations are typically considered less stringent than condominiums, but over the past years, the gap between the two has been lessened considerably. Clerical and accounting responsibilities include maintaining accurate records, financial reporting, billing, and collections of assessments and payments of invoices for work performed to maintain the community.
